			<content:encoded><![CDATA[<p>That&#8217;s the title from a great <a href="http://www.washingtonpost.com/wp-dyn/content/article/2009/01/23/AR2009012301873.html">article </a>in the Washington Post from late January about how the FHA is making it possible to get loans for as little as 3% down. </p>
<p>It talks about how many people have the perception that right now you can&#8217;t get a loan unless you put 20% down.  Well that&#8217;s not true according to the Washington Post and the FHA.</p>
<p>Here is a quote that lays out the facts pretty well.</p>
<blockquote><p>&#8220;The FHA does not make loans; it insures them. Borrowers are required to document their income and pay mortgage insurance. In the Washington region, the loans can be for as much as $625,500. Loans are generally for 30 years, with fixed interest rates.&#8221;</p></blockquote>
<p>This is good news for a lot of potential home buyers. </p>

			<content:encoded><![CDATA[<p>Wow.  Did you see this <a href="http://seattletimes.nwsource.com/html/realestate/2008690827_realbentley01.html">article </a>in today&#8217;s Seattle Times?  A builder in Arizona is giving away $200,000 cars with each home purchased! </p>
<p>Now these were 5 million dollar mansions, not exactly the kind of houses that we sell, but wouldn&#8217;t that be nice? </p>
<p>Okay - so maybe we aren&#8217;t giving away 200,000 cars with our houses, but I think you will find that we are giving away some pretty sweet incentives for our current houses.  For example - our townhouse in Woodinville we are willing to do the following if you purchase with traditional financing</p>
<ol>
<li>Pay your first 3 months of mortgage.</li>
<li>Pay your closing costs.</li>
<li>Pay for a home warranty</li>
</ol>
<p>Those are some pretty great incentives.  Especially when you consider that the house is already below market and has been totally remodeled! </p>

			<content:encoded><![CDATA[<p>The recent <a href="http://www.forbes.com/2009/01/05/cities-jobs-employment-leadership-careers-cx_tw_0105cities_slide_9.html">forbes article</a> put Seattle as the number 8 city in all of the US for finding a job.  That may seem a bit strange when you hear about Microsoft and WaMu lay-offs, but over all the Seattle area hasn&#8217;t been hit as hard as the rest of the US.  That&#8217;s good news for our housing market. </p>
<p>Here is what they say about Seattle specifically.</p>

<p>Unemployment rate: 5.3%<br />
Unemployment here increased from 3.7% in October 2007, but certain sectors have stayed quite strong, including biotech and health care.
