Stuck for Financing? Don’t Count Out FHA.

That’s the title from a great article in the Washington Post from late January about how the FHA is making it possible to get loans for as little as 3% down. 

It talks about how many people have the perception that right now you can’t get a loan unless you put 20% down.  Well that’s not true according to the Washington Post and the FHA.

Here is a quote that lays out the facts pretty well.

“The FHA does not make loans; it insures them. Borrowers are required to document their income and pay mortgage insurance. In the Washington region, the loans can be for as much as $625,500. Loans are generally for 30 years, with fixed interest rates.”

This is good news for a lot of potential home buyers.

Buy a house, get a free Bentley

Wow.  Did you see this article in today’s Seattle Times?  A builder in Arizona is giving away $200,000 cars with each home purchased! 

Now these were 5 million dollar mansions, not exactly the kind of houses that we sell, but wouldn’t that be nice? 

Okay - so maybe we aren’t giving away 200,000 cars with our houses, but I think you will find that we are giving away some pretty sweet incentives for our current houses.  For example - our townhouse in Woodinville we are willing to do the following if you purchase with traditional financing

  1. Pay your first 3 months of mortgage.
  2. Pay your closing costs.
  3. Pay for a home warranty

Those are some pretty great incentives.  Especially when you consider that the house is already below market and has been totally remodeled!

Forbes Article: 10 Cities where they are hiring

The recent forbes article put Seattle as the number 8 city in all of the US for finding a job.  That may seem a bit strange when you hear about Microsoft and WaMu lay-offs, but over all the Seattle area hasn’t been hit as hard as the rest of the US.  That’s good news for our housing market. 

Here is what they say about Seattle specifically.

No. 8: Seattle, Wash.

Unemployment rate: 5.3%
Unemployment here increased from 3.7% in October 2007, but certain sectors have stayed quite strong, including biotech and health care. The area has a large elderly population and several Veterans Administration hospitals that employ considerable numbers. You’ll do best looking for a job in Seattle if you’re trained in the knowledge economy; the city has very few blue-collar positions to offer.

This may be golden age for first-time home buyers

This was the title on the front page of the December 14th 2008 Seattle Times Real Estate Section. I couldn’t agree more!

Interest rates are as low as they have been for years and years! Houses are on Sale! (See several goods ones below) and for people with credit over 580 and a good job there are low down payment financing options a plenty!
